We offer a free 30-minute phone/video Scope & Vision Session to discuss your project before providing a proposal for services. 

During this session, we'll discuss your project goals, current status, potential timelines, and the ways Nicholas Design Solutions can help. Your project vision is unique and deserves a unique solution. Together we will decide the scope of services that fits your needs and budget best, then Nick will follow up with a proposal. 

This session also allows us to get to know each other; to begin to develop the rapport and trust essential to a great design partnership. This is a great time to ask any "silly questions" you have or talk about fears and expectations for the design or build processes. Whether this is your first time remodeling/building or you're a seasoned developer, NDS will give you and your project the respect, appreciation, excitement, and passion you deserve.

While this varies by overall client load and each home is unique, basic plans can be ready in as little as 2-3 weeks. More detailed full assignments tend to fall more in the 4-6 week timeframe.

YES! We fix stock plans, builder spec homes, and can refine architect-designed plans too.

Stock and builder house plans are designed to try and appeal to as many people as possible and don't always get updated as time goes by and lifestyles evolve. Your favorite plan might have the perfect curb appeal or the perfect set of rooms, but there are a few nagging things about it you'd like to fix. 

Maybe you need a larger pantry or updated primary bathroom layout. Or maybe you love the exterior design but want to start over on the floorplan. No scope is too big or too small.

We can go through these plans with you and make sure you get everything exactly the way you want it. NDS has solutions to remove wasted square feet and fix awkward dated space planning. We'll redline plans and draw up any additional details needed to communicate your desires. Then you can take your new plan back to the builder or plan retailer with confidence, knowing your new home will be everything you're dreaming of.

Nicholas's design consultation services make great design affordable and accessible to everyone. While architect/engineering fees are justified, not everyone is comfortable setting aside upwards of 15% of their construction budget for design. At NDS, we scale our design services to the specific needs of each client. 

Design services could be as limited as redlining a stock home plan or perhaps a quick feasibility study prior to purchasing commercial real estate. Or as extensive as a full assignment and specifications package reducing design time and fees, getting you to construction documentation and permitting faster.
